Javea is an old Valenciano fishing village which has been gradually transformed into a fantastic seaside resort. Javea has a unique quality that is missing from many coastal towns these days and there is a Spanish ambience that is specific to this lovely spot. The Church of St. Bartholomew at the centre of the old town is a mandatory stop for all tourists. The magnificent Arenal beach (turquoise blue water and fine sand) invites you to bask in the sun in peace. You can partake in underwater activity to discover an unsuspected marine topography. Javea is one of the most popular tourist destinations on the Costa Blanca and with villa and apartment holiday rentals (private or via agencies) providing great bases to stay throughout the year. The popularity of Javea does have a negative side in that prices are not cheap and fall in line with the high level of investment that owners have made to purchase and maintain their properties.

Currently you have a wide range of choices with prices that differ according to the location, if there is a sea view, a private pool etc. To accompany you in this difficult but eventually fruitful journey it is important to call on qualified and approved professionals.
This the best option that will allow you to simplify and finalize your purchase as soon as possible. Once you have defined your purchase plan, entrust it to a local real estate agent. And why ? The reason is simply that they have the capacity to direct you to the property that best suits your needs and your expectations (location, budget to allocate for purchase and maintenance, various types of property: villas, apartments, country houses, primary home or holiday/rental property etc). In addition, the real estate agency staff know the business well and can identify the neighborhoods that might be of interest to you. They can inform you about the proximity of shops, schools, medical services, public transport links, public places and social networks (if you are considering settling permanently). There are key elements in your purchase that can benefit you in the rental market and if you will consider the eventual sale of your property which areas are likely to be popular.
With your estate agent you have the opportunity to visit several properties before finally choosing The real estate agency will accompany you during the sales process, from the "start" phase of initial contact through until the finalization of the purchase at the public notary.
Once the property has been found, you must sign the reservation contract and pay an amount set by the agency. In this contract are mentioned: the names of the seller and the buyer, the agreed selling price and the organisation of dates for the future.
A private sales contract should be signed once the terms of the initial reservation contract have been accepted by both parties. What will be visible in this contract are the identities of the buyer and seller, the details of the contract and the date of final transfer of the property. A 10% deposit payable to the seller is normal at this point.
Following the signing of the title deed at the notary, the details of the new owners are passed to the Javea Land Registry office if the property is located in the municipality or in the respective registry office if the purchase has been made elsewhere.
Referring to the purchase costs: if the purchase is made via a real estate developer, the VAT is 10% (new properties). For resale housing, it is also 10%. In addition the purchasers will have other costs of Notary, Land Registry etc amounting to between 12% and 13% of the purchase price.
When you have made your choice, the use of a Spanish lawyer (bilingual) is highly recommended as they will help you in Spanish acquisition contracts. The agency will also accompany you in these different matters and are on hand to help with any issues that occur both pre and post purchase.
